Managed over $30 Million over 3 years in all the counties as part of the biggest and aggressive roll out for the Indiana Department of Child Services. We identified new locations and managed the tenant build out that involved new construction and existing facility renovations. Greystone Warner principal James Odhiambo provided Construction Management (CM) services of 600,000 square feet for the Indiana Department of Child Services tenant improvement projects throughout the State of Indiana.
As Construction Manager and Owner Representative, our role has been the following but not limited to;
- Review of schematic and design development drawings with Landlords to make sure that they understand intent and discuss any deviations
- Review construction documents and ensure that our specs are incorporated into final drawings
- Value engineering of final project construction design documents
- Cost analysis of construction bids
- Project Scope Definition, Planningand Schedule reviews
- Approval of final Construction cost after value engineering and cost analysis
- Prepare spec deviation requests for DCS approval and or recommendation
- Review IOT scope of work with Landlord’s and general contractors
- Assist contractors and landlord’s with questions pertaining to our specs
- Review of Contractors schedule throughout construction Stage
- Owner Representation at construction Meetings
- Review Status Reports of Projects
- Oversight of Contractors During Construction
- Review Change Orders and Application for Payments
- Inspection During Construction for Compliance with Scope and Contract Documents
- Coordinate final punch list
The value engineering and cost savings that was attained during this process cannot be minimized. This is as a result of understanding construction cost, experience and schedule.
